  • A real home office. Separate entrance, separate HVAC zone, and a door that closes on the rest of the house.

  • A returning adult child, or a live-in caregiver. Privacy for both sides.

  • Rental or guest space. Where local zoning permits it.

  • More house without moving. Cheaper than the transaction costs of buying up.

Garages are built to a lower standard than living space, so the conversion is more than drywall and paint:

  • Permits and plan review. Changing use from garage to habitable space triggers a full permit. What's allowed — and whether an accessory dwelling with a kitchen is permitted at all — depends on your zoning and jurisdiction. We check that before you spend money on drawings.

  • Floor level and moisture. Garage slabs are pitched toward the door and usually sit below the house floor. They typically need to be raised, leveled and sealed.

  • Insulation and energy code. Walls, ceiling and slab edge have to meet code for conditioned space.

  • Egress and light. Habitable rooms need code-compliant windows for light, ventilation and emergency egress.

  • HVAC. Either extend the existing system if it has the capacity, or add a dedicated mini-split. Undersizing here is the most common mistake in a DIY conversion.

  • Electrical. Garage circuits aren't sized for living space. Most conversions need new circuits, and a full accessory unit often needs its own subpanel.

  • Plumbing. For a bathroom or kitchenette — including drainage, which on some Florida lots means a lift station.

  • Exterior. Replacing the garage door with a wall, windows or a proper entry door, finished so it matches the rest of the elevation.

  • Fire separation. Where the converted space adjoins the remaining garage or the house, code has specific requirements.

2. Design and drawings. Floor plan and, where required, engineered structural drawings.

3. Written estimate and contract. Fixed scope, clear allowances, and a payment schedule tied to inspections — not to arbitrary dates.

4. Permitting. We pull it. You don't chase the county.

5. Construction. One point of contact throughout.

6. Final inspection and closeout. You get the paperwork, warranties, and a permit that's properly closed out.

Will I lose my garage?

Usually yes, at least partially — though on a two- or three-car garage we can often convert part of it and keep parking and storage. We'll lay out the options at the site visit.

Is a kitchen allowed?

That depends entirely on your zoning and jurisdiction, and the rules differ between Pasco and Hillsborough. We verify what's permitted for your specific parcel before design starts.

Does it hurt resale value?

A permitted, well-finished conversion that matches the house generally adds value, because it adds heated and cooled living area. An unpermitted one is a problem at closing every time — which is the real argument for doing it correctly.

Can it be reversed later?

Yes, if it's planned that way from the start. Tell us at the estimate and we'll build it so a future owner can put the garage back.

How much does it cost?
